Expert Witness Services
We act to provide impartial advice, combining our skills as chartered building and quantity surveyors in a single report – thus avoiding the need to appoint two separate professionals. We are Bond Solon and RICS trained in report writing and courtroom skills and conversant with Part 35 of the Civil Procedure Rules and the Practice Direction.

Expert witness appointments are personal and not to a company. Shaun Bradley will undertake all expert witness appointments.
Shaun qualified as a chartered quantity surveyor in 1981 and became a fellow of the RICS in 1995. Shaun is also a chartered building surveyor. This means both disciplines can be incorporated into a single report without the need for the appointment of separate professionals.
Shaun holds an MSc in Project Management & Property Development gained from the Southbank University (then polytechnic of the South Bank) and a further MSc in the Conservation of Historic Buildings from the University of Bath. A diploma is also held in Land Registry Law and Practice gained from The College of Law.
Shaun has worked in private practice, local government, a design and build construction company, a property developer and for the latter 36 years as a director in his own company.
Since 2001 a number of reports have been produced as a single joint expert (SJE) following the Civil procedure Rules 26 April 1999.
Civil Court experience is limited to those activities leading up to the last few days before court appearance and courtroom appearance but without giving expert opinion.
Crown Court experience has involved Court appearance and taking the stand to give expert opinion.

Party Wall
The Party Wall etc. Act 1996 addresses the sensitive area of walls separating lands of adjoining owners. We recognise each owner has some interest in the wall and neither can do any work to it without consulting the other. Working within the provisions of the Act, whether for the building owner or adjoining owner, we strive to secure a satisfactory resolution culminating in the agreement and issue of the Party Wall Award.

Party Wall Matters would refer to the Party Wall etc Act 1996 (PWA).
As with Expert Witness appointments, acting in the capacity of a surveyor under the provisions of the PWA are personal appointments and not to a company. Shaun Bradley will undertake all Party Wall appointments.

In a simplistic approach the person wishing to undertake the building works affected by the Act must bear the cost of not only his appointed surveyor but also, that of the adjoining owner. There are some exceptions, but it is good to follow this principle.
Once a valid Notice is served an adjoining owner can agree to the works and nothing more need be undertaken by the building owner or he can dissent and appoint a surveyor. The adjoining owner can in conjunction with the building owner have an agreed surveyor, that is, there is only one surveyor. This can reduce overall costs and the timescale necessary to complete all the formalities which culminate in the production of what is known as an Award.
The Party Wall process is intended to facilitate a building owners proposed works but also to the adjoining owner, awareness of such proposals and managing where there is a right to execute any work; the time and manner of executing such works; and any other atter arising out of or incidental to the dispute including the costs of making the Award.

Building Defects
The poor level of industry regulation has unfortunately given rise to an increase in the number of problems caused by inappropriate or incorrect building practice. With extensive experience in all areas of construction we can identify and diagnose the cause of any problems and specify the work required to correct them.
Boundary Disputes
A delicate area and one in which our objective is to provide advice and guidance in a tactful and diplomatic manner with the view of avoiding a dispute. However, should our expertise be required we are happy to work with you to find out where a boundary is or was.
Quantity Surveying
As chartered quantity surveyors we can advise you on the financial aspects of any work including the creation of audit trails to analyse cost over-runs. In the event of a dispute we provide genuinely impartial advice to both parties which can help to reach a settlement acceptable to employer and contractor without resorting to more expensive, risky and time-consuming legal action.
Pre-acquisition surveys
If you are seeking to purchase a property and require a survey, we would be please to undertake an RICS Level 3 survey.
Just the address with post code and ideally an agents link to the property is all we need to provide a quote. Reports are normally complete within a few days of the survey.

Timelines vary based on project size and complexity. Concept development can take a few weeks, while permitting, documentation, and construction can extend several months. We establish milestone dates early and keep you informed throughout.
How does invoicing work?
We operate on a milestone-based invoice model. You will receive clear invoices at predetermined stages - such as concept approval, design development, and construction kickoff - so you can plan cash flow confidently.
If a report based project, then an invoice will be issued once the report is complete and released once payment is received.
